The CMSC, which has been a hospital for centuries, will remain so until end-2027, fulfilling its precious public service function which has never been more necessary than recently.
Extraordinary in terms of size, it covers a surface area of 117,895 sq.m., development and architectural quality, Santa Chiara is a unique and monumental site, an integral element as the architectural backdrop to Piazza dei Miracoli, which, with its Leaning Tower, is among the most visited and best-known sites in the world.
The goal of this Procedure is therefore to identify the best proposal for purchasing and improvement which, in compliance with the protection requirements and the indications contained in Design Guidelines (which will be available in subsequent stages), defines:
The new urban layout for redevelopment of the real estate holdings
The criteria for inclusion and flexibility in the new functional mix
The design of the public space
The best and latest sustainable methods and strategies for regeneration
A new and more modern basis to assess the economic sustainability of the real estate development
